Say Hello to Sip Social Sell

As a Realtor, speaker and blogger I leverage social media and vlogging in my
business on several channels to promote my real estate business, brand and
my listings including coming soon listings and
    virtual open houses.
    This includes Facebook Live videos,
posts and ads, Instagram Stories and posts, YouTube videos,
Linkedin posts and videos, Twitter and Snapchat.

My social media set up and strategies are just that…a good mix of strategy to get as many eyes
looking at my real estate posts and local content as possible.
I share this because I do understand the “deer in the headlight” feeling that most
people have when it comes to dealing with using social media in their business
and I can tell you that with a little practice, thoughtful planning and strategy you can learn
how to leverage social media for your business.

If you would like FREE tips and techniques that I have used that has helped me
learn to schedule and coordinate my “social media”  Click here to get now!  and get my
18 Instagram Tips + Why I Love Niches in Business download!

    #SipSocialSell Tips of the Month

Pick one or two social media platforms that you like, where you audience and clients
are and share relevant information that is informative and helpful to them. Period.
Don’t worry about the newest bright and shiny social media app either,
just focus on what you have for this week and month.

Finding content is easy, but it can be overwhelming. So take an hour once a week,
pick an area of expertise  that you really are passionate about in your business and
set up a few posts that you can comment on in your post.

Don’t forget…you can tag a few people too on your Facebook Biz page and your personal page.
Another reminder…it is okay to post about your business on your personal page
(think the 80/20 rule…80% of your posts should be personal and 20% business.
This is a great way to remind people that you are “xyz business” without selling
to them. And lastly just breath…play around with the different apps
it can be fun as well as profitable to your business.

I hope you enjoyed this newsletter. Buzz by my social media channels and say hello, like and
subscribe! If you are in business let me know how I can refer to you and if you have social media business

50 Shades of White Paint (Poke My Eye Out With a Paint Brush)

Holy 50 Shades of White Paint

The time came a year ago to pick out white paint for the interior of our home… freshen up…to give a face lift (hey we live in Boca) to our walls. My husband and I really collaborate well on house and home project as as he grew up in the plumbing industry and I studied interior design for about a minute in college before I switched my major to advertising. We both like neutral walls as we add pops of color and yes fish as in a sailfish on the wall to our abode.

The color names sound like the perfect Instagram life by the way!

My design feel for our home is beachy elegant with a Florida Keys feel…so I prefer a blank and yes white canvas for our wall color so I can play around with pictures, change my furniture at whim (thank you bulk Mondays, thrift stores and garage sales), and I just think it suits our “beach house” not on the beach really well.  We also have a ton of color coming in the windows via palm trees, blue skies and our pool which we see from all our main rooms.

With that being said now I was in cool or warm white hell…do we go with Roman Column or Eggshell? Did we want a white paint that is more beige, grey, pink or yellow?  What is a hue vs a tint? Where do we even paint some walls to see how the “sunlight” glints off of the colors? I was in white paint hades!

And by the way…thank you to Gina from The Shabby Chick Cottage and Instagram home decor influencers which helped me realize there is no shame in going neutral…phew…as I was sweating it out on that one:)

The other kicker was we had flooring picked out already so moving  a 24 x 24 inch polished marble sample around was making the husband cranky. By the way…definitely shop around for flooring! I got a crazy closeout price and negotiated it down even more (hey I am a Realtor, it is what I do baby). Never settle for the posted price cuz you can buy extra and then sell it on Facebook marketplace or your own home decor and resale page like this one.

One thing I do very well however is make decisions quickly. I don’t dwell too long on comparing things which includes when I buy cars…hmmm…I see a trend here as my Cadillac SRX is platinum white…maybe that is the color I need to go with for my baseboards. Do they make a ” Cadillac Platinum White” at Sherwin Williams? (PS…update…they are a shiny platinum white)

So for my life a year ago I was stuck in 50 Shades of White…Paint That Is…hell…waiting for the sun to come up so I can see which wall I prefered.

Click here for a fabulous and comprehensive list of white pain –  Elle Magazine’s list for 2018

Elle Decor – THE 33 BEST WHITE PAINTS ACCORDING TO TOP INTERIOR DESIGNERS

Names like Super White, Chantilly Lace, Crisp Linen from Benjamin Moore and Extra White and Mercer White from Sherwin Williams or perhaps Design Studio White by Ralph Lauren sound sooo romantic! They are not!! It is an endless list that sucks you in until you think your hair will simply turn some shade of white LOL! ut there is a white paint out there that will work for your style and taste!

If you have had the same “white paint” struggle…please share what color and brand you liked with me so I can check it out!

We did go with Sherwin Williams Mercer White (google it or check out at www.myperfectcolor.com) and I love it still a year later! What you need to know is that there is a white paint out there waiting for you and your home or condo…don’t despair…your white paint can will come in and you will have the perfect “shade” of white paint very very soon!

5 Tips To Open House Safety

Open House Safety Should Be Taken Seriously

Whether you are a Realtor  with a new listing or a homeowner attempting to sell your home on your own as a For Sale By Owner there is some risk involved when having an open house. As recently as today I was alerted to thieves distracting agents and homeowners at open houses in Broward County, Florida. While this is not new it is not going away any time soon. Open houses can be another way for unsavory thieves to “check-out” different neighborhoods and target homes to break into at a later date or during the open house.

If you plan to do an open house please do not do your open house alone…period!

In today’s social media and online world you simply do not know who has seen your “Open House” promo. I have included open house safety tips from the Chicago Association of Realtors geared towards agents holding an open house but same holds true if you are are trying to sell For Sale By Owner or FSBO. Just read between the lines. For entire article just click here.

    OPEN HO– USE SAFETY TIPS

[From the Chicago Association of Realtors]

Start by reminding the sellers to put valuables in a safe and secure place, and ask them to remind neighbors about the open house. Be sure to reaffirm the security code with the sellers and arrive early to survey and double check the entrances. If possible, park in an area where your car will not get blocked in.

Create a sign-in sheet for visitors, whether electronic or on paper, to not only contact them later but also to be aware of who is in the house at all times. Greeting visitors will help you get to know possible buyers and be aware if anyone suspicious stops by.

When showing visitors the home, walk behind them and direct them as they go. If possible, avoid smaller spaces like attics and basements where you could become trapped. This way, the potential buyers not only get to explore more on their own, but you get to keep your eyes on the situation at hand at all times.

Scheduling friends or co-workers to stop by can be another way to ensure safety at your open house. If they can’t make it, communicate frequently with technology by giving them a call during the showing or schedule them to call you. This lets visitors know that others are aware of your whereabouts and could sway them from doing any harm.

During the open house, don’t be afraid to trust your instincts. If something or someone feels off, take extra precautions. Answering visitors’ questions with follow up questions is a simple way to learn more about them. For example, if they ask “Is this property vacant?” You can follow with, “Are you ready to move in?” or “Are you preapproved?” This allows you to better understand their intentions and where they are in the buying process.

    Good luck and stay safe!

PS… I use a multitude of cutting edge ways to market homes I have listed. Open houses are low on my “marketing” list because I leverage and use social media, live video and digital ways to showcase my listed properties to attract a pre approved buyers. Lets face it…shouldn’t it really be a second showing by the time someone comes to see a property if online visuals are compelling, on point and the description is not a snooze fest?  Interestingly I am finding more and more of my home sellers are not keen on the Sunday open house very much these days.  That being said Broker Opens are still popular within our industry for Realtors and Realtor caravans to preview. Fundraiser for the Florida Keys

    Hello Friends,

The last few weeks have been hard on everyone dealing with Hurricane Irma. I hope you are well and if you need
any assistance please reach out to friends, neighbors, family and even myself.

As you scroll down you will see we have planned an amazing fundraiser for the Florida Keys.

Let me also wish you a very happy Rosh Hashanah and wishing all who celebrate a sweet New Year filled with love,
    health and peace!

I am sending this out today to let you know about a fundraiser that I am part of for our friends that were devastated by
the storm in the Florida Keys.

Our family has great memories spending a ton of time in the Keys and we also have a property in Key Largo.

We luckily had little damage but it was very hit and miss. We had a house guest here from Key Largo and happy to
report his home was in decent shape. The neighbor next door however did not fair as well.

We plan to enjoy many more years in Key Largo and adjoining Keys and know the people there are resilient and strong.

Join us on September 28th at Tim Finnegans from 6 pm – 10 pm in Delray Beach.

This is a benefit concert fundraiser and you can click the link for ticket and donation details.

We are in need of auction items for a ” mystery box” live auction so if you would like to donate something please let me know.
