    WHAT IS YOUR BOCA RATON HOME WORTH NOW??

    As a student at University of Florida in the 80’s, yes I am dating myself…I loved Prince, Purple Rain and his amazing music like 1999 and Let’s Go Crazy! It is very sad for us who enjoyed and partied thru the 80’s and those folks that really embraced his cool and iconic style. Started with nothing and was like a shooting star…didn’t let life’s circumstances hold him back! He accumulated an amazing estate and left behind an incredible legacy!

    As a Realtor that specializes working with inherited properties and the heirs who have to deal with the contents and the real property I am curious what is going to happen with Prince’s estate…what kind of estate planning did he do as he was clearly a meticulous performer and human being. He is not married and has no children so it will be interesting to see who he has appointed to handle his estate and who his designated heirs and charities will be. Many performers and friends have spoken of his giving and charitable heart in life, so in the after life Prince will probably keep on giving.

    The other interesting piece to me is obviously the location of this property…I suspect in his will and I could be wrong, that Paisley Park will be turned into something like Graceland…it is a unique property in the middle of Minnesota.

    Then I think who might be a purchaser of this type of property if it were to be sold?  There is a home for every buyer and a buyer for every home. The recording studio is state of the art so perhaps a music icon? Problem I see is location, location, location…it’s in Minnesota… not exactly on the beaten path of the music industry and without Prince actually “in the house” what kind of draw is that?

    So we wait and see…to be continued…

    Since the early 1990s, single women have outnumbered their male counterparts, snatching up real estate at nearly double the rate, according to the National Association of REALTORS®. But this year they’re on a roll, and experts don’t expect that to stop anytime soon.

    Single women accounted for 15 percent of all home buyers—the second largest segment of home buyers behind married couples, according to NAR’s 2015 Profile of Home Buyers and Sellers. Many experts predict their numbers will continue this increase in coming years, particularly as their average incomes have significantly risen over the last few years.

    The median age of single female home buyers is 50, according to NAR. The majority are drawn to single-family homes with three bedrooms and two bathrooms. Location matters, too. “They often want to buy to be close to friends or family,” says Jessica Lautz, NAR’s managing director of survey research and communications.

    Mary MacDiarmid, a broker with @properties in Chicago, told The Chicago Tribune she’s worked with several single women purchasing condos. She says about a decade ago, this type of clientele routinely brought their parents to showings. Now, she says they do it on their own: “They’re not looking for someone else’s approval.”

    Freshen Up Your Space This Spring & Add Value To Your Home!

    It is that time of the year and all around the country Spring is upon us! Let the home selling season begin in earnest!

    Many people want to make a change before school next Fall or winter next year. Some of my South Florida peeps are looking to upsize to a country club or a waterfront community or downsize to a condo community or assisted living.

    Never the less, here are some great tips for everyone in regard to adding value to your home and frankly making it a more pleasant environment in general. I walk into many homes that have simply gotten stale or dated and it feels very heavy and depressing.

    We at The Bellisari Real Estate Group can help you with a list of contractors and vendors that we like and use (living here for 38 years helps in that area:) We also work with stagers and interior designers who charge a consulting fee simply to help you stage your home and use furniture and items you already own in your home.

    As a garage sale, thrift store, estate sale enthusiast I enjoy my “flea market” finds to replace and update the look of my home. Some of those finds include mirrored chest of drawers, an acrylic dining room base and table top, white bedroom furniture for my daughters room and the list goes on.

    So take a look at this list and see what you might want to do to “increase” the value of your home.  Not expensive tips and not to be done necessarily at the same time but you get the idea.  Here’s to a happy Spring home selling (or home buying) season!     When Life Doesn’t Go Exactly As Planned…You Punt!

    Life Can Turn Upside Down In a Flash

    Life. Let’s just say that July 4th Weekend 2010 was a game changer for our family when my husband had an accident. Yup, it happened and it was not good. I am not one to put negative stuff out on social media as my personal opinion is everyone has their problems and I don’t need to add my Debbie Downer posts out there to the Facebook highway.

    Family health issue, housing market crash and banking crisis…oh ya, it was a real fun time, said no one ever!  For quite some time it was all we lived and breathed…talk about exhausting. I put my real estate business aside as the market sucked anyway unless you were doing short sales and foreclosures (and I missed that boat)to take care of personal business…which took almost 2 years to work through. Folks, it was very challenging for me and our family emotionally and financially…flash forward to 2016 and my guy IS healthy and doing great…with a lot of hard work, good friends and guidance from smarter people than myself we now call ourselves the “come back kids” lol.  So here is my hit list of what I have learned that really came about in 2013:

    1. Faith and hope were key to moving forward through our bump in the road.
    2. FEAR sucks the life out of you…so just stick it in a box!
    3. Listening…and I mean listening to others who really had my best interest at heart.
    4. Weeding out the people that were just distractions…period.
    5. Forgiveness was for me and nobody else.
    6. Learn to heed the signs and PIVOT quickly when things are going sideways.
    7. That I really loved my career choice and just needed to tweak it so it worked for my work life plan…vs just all work and thus burn out. So I began focusing more on the listing side of my business to “control” my time more effectively (so I could spend it with my family) so I had a good mix of listings and buyers vs just buyers. And…taking a leap of faith and moving to Re/Max Services in 2013 which was pivotal…you know that feeling you get when you are grounded? That was how I felt when I moved there and re – started my real estate business.
    8. That I could be 50 and really plan for the life I truly wanted vs settling for what I thought I was only capable of doing.
    9. That my inherent and authentic self loves to help people when they are in a shitty, yup said the word, situation and “want” help and I have the type of brain that is really good at working through the details that they can’t due to grief, depression, frustration, health issues, divorce, death etc when they are having to sell their most important financial asset…their home.
    10. That niches in business rock and to not be afraid to put the niches that I have successfully grown out there big time!
    11. That no matter how much success I have, without true joy in my life it is all just like a black and white photo.
    12. That I am who I am…a straight shooter… how you perceive what I say is your problem… I take care of my clients like family…I love my friends like family and hold them closer than ever before… I believe that everyone deserves a second chance… that family comes first…and I will always have multiple dogs in my house:)

    If you don’t like what is happening in your life, you are the only one who can change it…period. Having kick ass people in your life who tell you, Ok, enough of the pity party, let’s move on, you can do better than this is like having angels from above just pick you up and dust you off. I was lucky, but I also listened, and that was probably the most important time in my life that I shut the hell up and just did what people smarter than me told me what to do. Here is to a New Year and to a Happy February 2016!!

    2016 Won’t Turn The South Florida Real Estate Market Upside Down

    The South Florida Real Estate Market is still a seller’s market with lower inventory then we like to see. But sales are brisk with multiple offers coming in on properties that are priced properly.

    According to the Miami Herald, real estate insiders expect 2016 to be a strong year for South Florida despite slowing sales and price gains in the condo market, according to a survey conducted by Berger Singerman.

    The law firm polled about 100 top developers, Realtors, investors, lenders, and contractors
    for their take on the new year.

    “The overall consensus is that things are going to continue in a similar direction,”
    said Jeffrey Margolis, a partner at the firm. “2016’s going to look a lot like 2015.
    So while everyone is asking, ‘Are we in a bubble? Is it all going to come crashing
    down?’, the smart money says that’s not the case.”

    About 42 percent of respondents said 2016 will be “somewhat better” than 2015. About
    37 percent said there would be “no change” in the market next year. Only 13 said
    they expect a “somewhat worse” year.

    The reason growth won’t pick up much? Struggling economies in Latin America and
    Europe are holding back the foreign investment that has fueled South Florida real
    estate since the recession, particularly the new condo market, an important local
    economic driver. (Single-family homes are still selling at a record pace because
    of tight inventory.)

    More than 60 percent of respondents pegged “global economic conditions and uncertainty”
    as their top reason for a lack of confidence in the market.

    The poll also revealed that developers plan to build more than just condo towers.
    While 26 percent of respondents said condo development will produce the highest
    returns in 2016, the hotel and hospitality (21 percent) and retail (20 percent)
    sectors weren’t far behind.

    That’s a change from previous years, said Berger Singerman partner Marc Shuster.
    “We’re definitely seeing more diversity in the market,” Shuster said. “Following
    the multi-family rebound, people have a feeling that these other areas are going
    to take off too.”
