My March wanderlust playlist is up. Make sure you stop by Spotify to start listening ASAP! These are all the jams I cannot get enough of this month! One full hour of listening pleasure. I’m not loyal to any one style of music, so you’ll hear a little bit of everything in this playlist. It is a perfect mix for working out or airplane listening! Don’t forget to follow my travels on Instagram!
The #SoooBoca 12 Months of Giving page for March is dedicated to Parkland, Florida and Marjory Stoneman Douglas High School. For those victims, families and friends and all those affected by the shooting February 14th, 2018. For those that may not know this Parkland is about 15 -20 minutes from Boca. We have driven by the school for years traveling up and down the Sawgrass Expressway and we are all close knit communities in spirit and also cross over each other with events, sports, play dates and school. We are heartbroken.
We have included links to Facebook pages, events, memorials and charities that are happening or ongoing. Please let us know if you have something coming up so we can add it to our #SoooBoca Facebook events section. May peace be with all.

#SoooBoca was in sparkle heaven like a kid in a candy store at Jay Feder Jewelers exclusive media event to introduce their divine jewels and beautiful store with an oh sooo cool vibe to some of us in the community…like moi! I was able to play princess for a few hours picking and choosing necklaces, bracelets, rings and bling to try on and showcase.
Between the signature champagne cocktail with edible gold, the delicious Kosher food prepared by their private chef, that short rib tho… and oh yes… the enormous 23 carat $1.5 million dollar Colombian emerald ring I had on my finga I was simply bedazzled.
If Boca “pink” is your thing just check out this gorgeous neck bling … simply stunning! I can think of a million and one places to wear this gorgeous piece!
Truly thrilled that Marc, Devorah and their beautiful family have created such a stunning and special store in a familiar “Old Boca” location at The Boardwalk (Powerline and 18th). I love the history behind Jay Feder Jewelers, which includes the Boca store, a New York City location and the flagship store based in Denver which was started by Marc’s father 40 years ago! Having grown up in the business Marc had acquired all the GIA certifications by the age of 19 which in itself is impressive…although bringing a 4 carat diamond to show in tell in the second grade is a pretty impressive feat too!
Marc and Devorah took over the helm of Jay Feder Jewelers in 2009 and have never looked back. This couple simply has a passion for what they do and have a complete understanding of what their customers needs and desires are. Whether a $1000.00 pair of diamond stud earrings to searching the world for an elusive stone or piece of estate jewelry for their clients you know you are in good and caring hands with the the Jay Feder team. Not to mention they have 10,000 diamonds available to pick and choose from at the Boca location.
I was also impressed to find out that Devorah has a sixth sense when discovering new and untapped jewelry designers globally. Jay Feder Jewelers has 20 designer lines to choose from including Suzanne Kalen, Victor Velyan, Aletto Brothers, Roule and five international lines such as Kavant & Sharart and Valentine International from France. Sooo many choices!
What makes this store unique is that customers become family. From the moment I walked into their store I felt the warm and inviting vibe they have created that makes shopping for something special simply a fantastic experience. To be part of those very special moments in someones life are what makes Mark & Devorah happiest and you can see that excitement when speaking to them about their business!
The Feders usually open wine and serve drinks Thursday night as that is Jay Feder Jewelers late night when they have so many clients who just come to talk and relax. The lounge area features a 500-gallon saltwater tank with a fascinating array of seahorses, comfortable couches and chairs, coffee, cold drinks, a large flat screen television, gourmet chocolates and snacks.
Whether for Valentines Day, a special occasion or just because you deserve it make sure you drop by Jay Feder Jewelers for a most enjoyable and exceptional jewelry buying experience.
#whosyourjeweler
Jay Feder Jewelers is located at 6859 SW 18th St. in Boca Raton. The store is open Monday through Friday from 9am-6pm, and closed on Saturday and Sunday.

Whether you are a Realtor with a new listing or a homeowner attempting to sell your home on your own as a For Sale By Owner there is some risk involved when having an open house. In order to have a safe and successful open house experience you might enjoy the tips I have included in this post.
Recently I was alerted to thieves distracting agents and homeowners at open houses in South Florida. While this is not new it is not going away any time soon. Open houses can be another way for unsavory thieves to “check-out” different neighborhoods and target homes to break into at a later date.
If you plan to do an open house please do not do your open house alone…period!
In today’s social media and online world you simply do not know who has seen your “Open House” promo. I have included open house safety tips from the Chicago Association of Realtors geared towards agents holding an open house but same holds true if you are are trying to sell For Sale By Owner or FSBO. Just read between the lines. For entire article just click here.
In addition being safe here are a few quick tips to hold a successful open house:
Mix old school marketing with new school social media marketing
Declutter
Deep Cleaning
Colorful flyers
Ipad for a sign in
Lots of light
Upbeat and soft music
Waters and some lite snacks
Invite the neighbors
Do not hold an open house alone
Open House Safety Tips for Sellers and Agents
Remind sellers to put their valuables away and in a safe and secure location.
Greet visitors and be aware of your surroundings
Creating a sign in sheet or ipad sign up helps you get to know buyers and note anyone suspicious who comes by
Walk behind any visitors and avoid rooms that are small, the basement, walk in closet or any place you could be trapped
Keep your cell phone with you at all times. Set up times for someone to call you and text you.
Have friends or co-workers drop by during the open house.
Having a two way conversation with visitors like asking if they are pre approved is fine.
Good luck and stay safe!
PS… I use a multitude of cutting edge ways to market homes I have listed. Open houses are low on my “marketing” list because I leverage and use social media, live video and digital ways to showcase my listed properties to attract a pre approved buyers. Lets face it…shouldn’t it really be a second showing by the time someone comes to see a property if online visuals are compelling, on point and the description is not a snooze fest? Interestingly I am finding more and more of my home sellers are not keen on the Sunday open house very much these days. That being said Broker Opens are still popular within our industry for Realtors and Realtor caravans to preview. For more articles click on my here.

I have been going to the Florida Keys since the late 1980’s when I had an overnight date, and my first rum runner, with my soon to be husband. We listened to Jimmy Buffett before his song “It’s Five O’Clock Somewhere” and did some offshore fishing!
I have never forgotten that feeling I had crossing over from Dade to Monroe County and literally felt a shift in myself…a calm came over me…it was the strangest thing and I just kept on coming back!
We love Key Largo and the Florida Keys with all our hearts and we have a little weekender there. It is a short drive for us from Boca Raton but I think the Florida Keys should be on every traveler’s bucket list. It is very special.
We spend more time in the Upper Keys but have tapped into our friends who live, work and play in all the Keys and fishing charter boats need clients to come and fish, hotels need guests, restaurants need foodies so consider making your way out of the cold weather or day trip to to the Florida Keys in 2018!

So many choices so little time when it comes to figuring out the perfect Fall wedding color palette for your perfect day…but don’t fret… here are some great ideas to get your wedding color vibes flowing for the perfect shade, tone and feel you are going for!
Deep Berry Tones
Summer berries fit the perfect fall color palette. Whether in a bouquet, on a cake, or placed in an element of an elegant place setting, these deep blues and vibrant reds fashion a cozy edge in a blissful event.
Yellow is the new nude. A fall wedding isn’t complete without warm tones emulating that golden hour we all know and adore. A color that spreads among a myriad of shades, this color crafts a seamless look for your beloved ladies standing by your side or even your gorgeous florals!
Out with the pristine and in with the imperfect. Time to ditch the impeccably arranged peonies and roses. Wild flowers are the go for your autumn-inspired wedding. A colorful arrangement of soft washed florals of all shapes and sizes can add that unique element you have been longing for.
Era-themed weddings are IN. From the Victorian ages to the 1970s, your wedding can emulate these trendy times in more ways than you can imagine! From your style choices to your photographer, you can start a wildfire with your vision!
I know what your thinking! Halloween = Scary = Not wedding appropriate. BUT hear me out. Think “dark enchanted elegance” — Dark tones, crystal glasses, romantic florals, black tie ball. This strays far from your “classic elegance” but, if done right, will exceed your expectations of the wedding of your dreams.
So there ya go! No matter what your theme is formulating in that beautiful thought bubble over your head you can find inspiration throughout the seasons and create your very special #SoooBoca wedding designed exclusively by you and for you ?
Planes, trains and automobiles and yes limousines — getting to and from Boca Raton should be the least of your worries. When planning your trip to one of South Florida’s most exclusive destinations a little guidance is in order. Traveling by air can always be a tad stressful, but with three major airports surrounding the Boca area, your options are much greater and easier to navigate. The toughest part of a travel day is the transportation to the airport but with the info below, your travel day should be as easy as 1..2..3..
Hurricane Irma devastated the Florida Keys leaving tens of thousands without shelter, water, fuel, food and basic toiletries.
#SoooBoca is part of the team putting this fundraising event together as we have enjoyed the Florida Keys for many years. Our hearts go out to our friends there and we are here to help in any way that we can.
25% of all homes are now uninhabitable, 60% damaged, hundreds of businesses destroyed. Our friends in the Florida Keys are going to be without power, water, employment for an extended period of time.

If there is one thing you need to know about the #SoooBoca girls (Alle, Kylie and Michele Bee) — it is that we are serious about our food. We are the queens of dining out and being that there are three of us we split everything! We recently had the pleasure of being invited to experience a private chef tasting at one of our favorite restaurants, Oceans 234 for their delicious summer menu and to take a peak at what their newest executive chef William Middleton was up to in the kitchen! And believe us…it is all very, very good!
Now, we know Oceans 234 isn’t technically in the Boca city limits, but honey it might as well be. The proximity between Boca Raton and Oceans 234 is a stones throw away and in our opinion one of the best places to dine beach side locally.
From the moment we stepped into the restaurant it felt like home — the presentation and atmosphere are always appreciated and familiar, yet provokes surprise and delight due to the fabulous decor and of course the ocean views. The hostess was expecting our arrival, and shortly after greeting us the always gracious and lovely Danielle Rosse, owner, came by to give us the down low on their newest summer time items! A mix of fresh and savory choices decorated their summer menu — we opted to try dishes from both menus — because well duh why not!
Sooo let’s be real here, we just had to start the afternoon off right with a succulent round of brightly colored sangria — we decided we just had to try all three so white, pink and red it was! Each glass was refreshing and light and was accompanied by a fragrant flower which was a lovely touch and the perfect compliment to the summer heat, while we were perusing the menus trying to decide which items to order.
If the sangria wasn’t enough to cool us down, Oceans 234 Beverage Coordinator Juan Chacon stopped by to drop off their signature Froze to the table (Frozen Rosè — we mean really?!? Could the day get any better). If you haven’t tried Froze yet you need to literally drop everything your doing and run there — physically sprint because it is the best thing we have ever had…not to mention apparently they were the first restaurant in the area to be serving up this little frozen slice of heaven!
So while we were clinking our glasses and passing around the four signature vino classics we put in a order of Blue Crab Claws — melted in butter with red chili flakes and garlic served with dipping bread … HELLO… how sexy is that.
We also chose the Mezze Platter a trio of hummus, charred baba ganoush and a bright cucumber salad — mostly to set off the amount of butter we were about to consume but also because it was the perfect trio — similar to us 😉 The mezze platter is a modern twist on your tradition greek dips. The baba ganoush was clearly charred to perfection and melted as soon as it hit your lips. We called this one fork to mouth — no pita needed — seriously it was that good.
Last minute we decided to dive into something from the raw bar, with a great recommendation from our server Joe and we ended up trying the Tuna Poke which was totally delicious and aesthetically pleasing. The best part about the poke was the South Florida twist on the Hawaiian classic — instead of serving the poke al a carte or with rice this dish was served up nicely with plantain chips. If you want to know the way to the #SoooBoca girls hearts give us any type of chip for dipping and you’ve got our full attention.
As we munched, talked and sipped, Chef William, Oceans 234 executive chef came out to greet us and answer any questions we had. William is a Florida native, growing up just around the corner from Oceans 234 in Lighthouse Point. He has been in the food scene for over 18 years, he enjoys curating new recipes and is relishing the development of Oceans 234 current menu. As a meat and potatoes guy he suggested we try out their seasonal steak the Cajun’d Ribeye and the Pesto & Tomato Roasted Snapper with zoodles. We were wowed!
The rib-eye was seasoned perfectly and cooked to a warm medium-rare, while the snapper was dotted perfectly with sauce and laid delicately atop the zoodle mountain. Both dishes were hearty yet gentle and extremely elevated. We threw some grilled cauliflower and crispy brussel sprouts in the mix to get our daily dose of vegetables, and trust us when we say this was a delectable choice.
As our meals and cocktails came to a close, it is safe to say we would be waddling out of the restaurant — but just as we were about to pack up our belongings and our full tummys, Joe brought over the dessert menu. Whelp … As you can imagine we did not have enough will power to say no — so two coffees and a blood orange creme brulë later we were in fact, waddling out of Oceans 234, leaving the beautiful beach scene, amazing hospitality and chic restaurant behind us.
What can we say except dining at Oceans 234 was #soooboca delightful — it really is one of our favorite spots to buzz by for lunch, dinner, dessert or just a happy hour with friends. The food is always fresh and excellent, the service is impeccable and the atmosphere on the water is just what the heart desires. Thank you to Danielle Rosse, William Middleton, Juan Chacon, Shanine Dorta, our amazing server Joe and the entire Oceans 234 team for making our day oh sooo very special!

Tips to Building Value to Your Home
How is your roof? How old is it? Does it need to be replaced or repaired?
Does your kitchen need to be updated entirely or perhaps you need to replace the counters, get an updated appliance package, declutter counters, or add new cabinets (you can also resurface/paint old cabinets).
Bathrooms need to be updated too with comfort height toilets, newer vanities and walk in showers.
Replace carpet with hard floors like tile, wood or laminate.
Fresh coat of paint inside and outside, change out or paint your front door, add hurricane shutters or hurricane impact windows.
How old is that A/C? Is it time for a new one that is energy efficient? Add a programmable thermostat.
Outside curb appeal is very important. Have old trees and shrubs trimmed and add low upkeep landscaping.
Does your pool need a fresh look? Is it chipped or stained?
Get a professional opinion from a contractor, realtor or stager.

Since coming to Boca in 1978 (my father brought the infamous Waterboggan Waterslide to Lighthouse Point during that time) we have enjoyed all that Boca has to offer. Amazing beaches, shopping, restaurants, schools, friendships, charitable organizations, business and lifestyle!
Downtown Boca is a 344-acre, pedestrian-friendly district of shops, businesses, restaurants and living spaces. It was here that famed 1920’s architect Addison Mizner established his signature Spanish-Mediterranean style. Great article on Single Women in the real estate market! One thing I warn my buyers about is third parties like well-meaning friends or family members who might also have a little envy issues that you are able to buy your first home or condo. It may skew the feedback you get from them. Just food for thought. If you want a fabulous buying experience, connect with us via text, email or through our website at The Bellisari Real Estate Group!
DAILY REAL ESTATE NEWS | WEDNESDAY, MARCH 02, 2016
Since the early 1990s, single women have outnumbered their male counterparts, snatching up real estate at nearly double the rate, according to the National Association of REALTORS®. But this year they’re on a roll, and experts don’t expect that to stop anytime soon.
Single women accounted for 15 percent of all home buyers—the second largest segment of home buyers behind married couples, according to NAR’s 2015 Profile of Home Buyers and Sellers. Many experts predict their numbers will continue this increase in coming years, particularly as their average incomes have significantly risen over the last few years.
The median age of single female home buyers is 50, according to NAR. The majority are drawn to single-family homes with three bedrooms and two bathrooms. Location matters, too. “They often want to buy to be close to friends or family,” says Jessica Lautz, NAR’s managing director of survey research and communications.
Mary MacDiarmid, a broker with @properties in Chicago, told The Chicago Tribune she’s worked with several single women purchasing condos. She says about a decade ago, this type of clientele routinely brought their parents to showings. Now, she says they do it on their own: “They’re not looking for someone else’s approval.”
